House value went down 37%, taxes went down 25%. $100 in specials that stay the same so I'll take the extra $600 a year.
Mine dropped $700.00 total all parcels. For 2013 when the levies voted in November 2012 go into effect I will pay an additional total of $69 reducing the savings gained from the 2012 eval to $631. These are annual totals. This is a substantial savings for us.
How do I read the thing for 2013? I can look at my taxes from 2007-2011, but no 12 or 13. Maybe I'm looking at it wrong.
Your currrent tax bill due, that you will pay in January and July 2013 is actually for the tax year 2012. Look at the taxes you wrote a check for in 2012, which were for tax year 2011 and compare the amount(s). Then look at the levy estimator. It tells you how much additional property tax you will pay in 2014 for tax year 2013. It can be confusing.
My valuation remained the same (fought that battle back in '09 to get it lowered) yet my taxes increased $267/year . I'm sure beginning 1-1-13 I'll see all kinds of betterments for my $$.
Can you figure out specifically what caused the increase? Was it a new levie in your taxing district or a new sewer or water line tax? Or perhaps a new net special? Net specials are clearly identified as to the purpose. I didnt think that any new levies began collection in 2012. The increase has to be based on something.
I'm guessing at some point they will add in the value of the side lot we purchased, plus the big awesome privacy fence we put up. I hate surprises, so I hope they do this soon.

Can anyone explain when one might see these values go into effect? I am a bit confused as I know the property taxes are paid about a year behind, compounded with the fact that I pay my mortgage ahead for my tax payment. I'm trying to figure out when I might see an actual reduction in what I pay each month.
Overall, my taxes went down 63%, which correlated to the overall drop in my parcel valuations.
I'm going to have to make some calls. The levy estimated said my taxes would go up $300 a year, but they went up $800 a year. My valuation did go up $10,000 but why would the estimator be so wrong - and I double checked the levy estimator is per year based on my new/higher valuation, not per half or old valuation (and yes I ned to appeal the valuation - no way did my value go up).

Still trying to figure it out. Does ARIES show the current and prior school tax amounts? If it does, I don't see it. Maybe it details on the actual paper tax bill?
No they don't Foodie. The page that shows the Tax Distribution (who gets what) is not available and according to the web site won't be available until the end of January.
Yes, I saw that. That could be my issue. My school taxes go to Washington Local so they may have had an increase - though I don't recall one offhand. Further investigation required on my part........
My valuation dropped $48,000 and my taxes will be $800 a year lower. Good news considering my wife just took a $13,000 at her new job.

So when I'm on Areis and I click "Current Taxes", it shows two columns: One for the bill that will be paid in January 2013 (which is 1st Half 2012 taxes), and one for the bill that will be paid in July 2013 (which is 2nd Half 2012 taxes).
Is the Levy Estimator amount included in the Current Taxes? Do the amounts shown in the Levy Estimator not kick in until the 2013 taxes (which will be paid in 2014)?

You are correct gamgrrl. The levies that go into effect in 2013 will be added to the 2013 taxes due, which are paid in 2014.
I'm very interested in the Tax Distribution (who gets what) schedule, which isn't up at this time. I think we'll find that schools get the major portion, not including any special assessments such as sewers that some people may have and others wont. Two years ago a major sewer assessment, which we paid for twenty years, finally dropped off our property taxes. It was substantial and we were so grateful to get it over with.
The best bang for my property tax buck, in my opinion, is the TASD special - mosquito spraying.
Just found an interesting item while reviewing my expense records.
In 2008 my property tax reached its most expensive peak. Since then, due to plummeting home values my property tax has gone down 19%. However, my City of Toledo Dept. of Public Utilities bill has MORE than doubled.
The end result - I am paying just slightly MORE when you combine the two bills then I did 4 years ago before the housing plummet.

No such increase here in my water bill. The rates haven't changed nor has our consumption. As a suburb, Holland has always paid more than City residents. Because of a very lengthy contract the City can't raise water rates here - yet. So really City residents are just catching up to what the suburbs have been paying for a long time.
However I'm certain that when that lengthy contract is up we will get a raise in our water rates. No doubt in my mind. The City has big bills to pay to refurbish a long neglected water delivery system whose infrastructure is in serious jeopardy.
Unlike the " Wow, what a coincidence" conspiracy people, I just look at the facts. The City failed to provide funds over the years to properly manage the water department infrastructure. Now, they can't ignore it any longer.
Just a another reality check here. My son lives in Brandon FL., just outside of Tampa. He just moved into a new home there. His first MONTHLY water bill for inside consumption was $120. His lawn irrigation water bill was $220 for the MONTH. They are billed separately. He does live in a nice home, probably comparable to some houses in our Corey Woods area. They are having the irrigation system checked and called a landscaper to evaluate the actual landscape care needs. But, his new neighbors tell him what he was billed isn't out of line with the bills they see.
So suck it up. Water is still a value here we dont really appreciate.
