Birkhead Place

My husband and I have been looking in the Old West End to buy a home. However, in my recent look online, I discovered a very nice home for sale in our price range in Birkhead Pl.

All that I know about the area is that it's a gated community off of Cherry Street. Not much else comes up about it except for a Blade article written in 2007. Does anyone on here live in Birkhead? What is the Toledo Talk community opinion on the area?

Place looks huge to me. If not done, must do a lot of energy conservation work. I'd stop and introduce myself to the neighbors... You may find all you want to know.

I know nothing about the neighborhood (actually didn't know it existed), but looked at houses in it online.

If it's the one I found, it looks like it was bought by a property flipper in May 2013 for $20,000. It looks like they did some renovation (judging by the pics) and listed it for $89,000 that same month.

No action (or little) so they kept it on the market. They have dropped the asking price $10,000/month in October and November. My guess is those payments getting expensive and they want to get rid of it quick.

A lot of beautiful old houses in there. The roads are HORRIBLE though. Brick streets and they are in BAD, BAD shape. I know a guy that lives back in there and he said the homeowners association is pretty much useless. Still though you may be able to get a lot of home for not much money. One things for sure, get a GOOD, GOOD home inspection before you sign. It seems to me like many of the houses back in there need some major rehab. Don't expect a good return on your investment either, I don't see the value going up due to the proximity to Cherry St and the surrounding hoods.

I live in the OWE and my aunt lives in Birkhead. The roads are a fucking nightmare. And I agree, the return on investment is not good.

The plus to the OWE is it's size. Want to go for a jog or walk your dog? You've got many acres to safely traverse. In Birkhead, unless you want to walk the much smaller neighborhood, you're subjected to the insanity that is cherry street.

While Birkhead is super close to the OWE, I'm always shocked at how "hood" that place feels vs. the OWE.

Birkhead has the benefit of the fence, but properties on the fence line often get their back yards / garages etc messed with. Even being so close to Central catholic doesn't seem to help as much as you'd expect.

Also, you're much closer to the hospital so you can add on the added traffic noise / sirens etc.

No question I'm biased, but if I was going to live in the area, i'd pick the OWE over birkhead any day of the week.

Contact the Police Department and get the crime state for that neighborhood. Keep your eyes wide open and look closely at the info that they give you.

I know a family that lives on Birkhead. They seem to like it, though they do send their kids out to the suburbs to go to school.

I doubt they'd continue raising their kids there if they felt unsafe. But other than that, I don't know much about the neighborhood.

72 Birckhead ($19,900) and 15 Birckhead ($49,900) are still available. Under the private agent remarks which the public can't see, 72 Birckhead says, "Home has eccentric floor plan, be ready!" LOL

HA! I'd love to see it. Realtor's are notorious for downplaying issues. I'd love to see something so bad that they have to pre-warn you!

Huh...place has been on the market for more than 200 days and as soon as I post about it an offer is made...that's frustrating! Learned my lesson...

You also may have dodge a bullet by not buying a money pit in the hood

OldTimer's got it right. You can buy a place like this with gorgeous hardwood floors and fine woodwork, then have to deal with a broken furnace or busted sewer pipes in the middle of winter, then enjoy the rap music and gunfire in the middle of summer.

I would keep looking in the OWE. Granted, it's slim pickings - there are a lot of people house hunting in the OWE - but something will pop up.

Yeah, if you want to live in the Old West End. Set your parameters ahead of time and once you find a house that qualifies, make sure you meet the neighbors before you make any offers.

Some parts of the OWE are outstanding. Others, not so much, but so what? Then there's the ghetto block where you need a machine gun and eyes in the back of your head just to walk the dog.
