Dorr and Richards

Does anyone know why the open field on the northeast corner was fenced?

I wish they'd left it alone, It makes it harder to see the deer grazing there.

I can tell you that the UT Foundation sold the property about six months ago.

Ick. Areis says that it was sold to Ponderosa Holdings LLC with a mailing address of 6840 Monroe St., Sylvania. Please tell me that's not what it sounds like.

Something else that is interesting is AREIS is showing the two lots with Richards addresses as being residential lots and the two on Dorr as being commercial.

I thought Ponderosa (or Pondegrossa as we used to call them in college) folded a long time ago. This doesn't seem like the type of area for dining anyway.

Has anyone been to Chop House yet? Boyfriend and I are meeting a couple there Saturday. Just wondering what the dress is like. Boyfriend thinks jeans will be fine, the other gentleman is thinking he should wear a tie and I'm thinking business casual.

Reason the other gentleman joining us feels he should wear a tie is due to the facebook photos but I think it was a charity event for a private event that people would dress up for anyway.

I don't know about a tie, but I wouldn't wear jeans to any restaurant who describes themselves as "elegant fine dining."

Been to the location in A2...Business casual. Jeans might be ok, but I would pair them with a sport coat.

Also, you're going to drop some coin.

Thanks! I'm going to have him wear dress pants and a buttoned shirt with no tie.

I'm sure I'll be dropping some serious cash but we haven't seen this couple in a few years and we go way back

I am going to drop so, so much coin at that chop house. May need to work at that new Ponderosa on Dorr just to help pay for it.

I think there are still a few Ponderosas left. I glimpsed one in Marion, OH last week just off US 23, and the Goog shows a few holdouts off the beaten track.

Took some digging and came up with this. Ponderosa Holdings LLC's manager is Hugh David White AKA The White Family Dealerships. There were deed restrictions on the property that were removed for the sale. The restrictions would not have allowed a dealership to be built there, but are now removed. Are they going to build a dealership there, who knows. Mailing address for the taxes came back to a small White business, however deed work gave me the name.

It is also possible they wanted it for a personal home, but had the deed restrictions removed to maximize it's value in the future.

I had assumed the restaurant chain was gone too, because they closed here so long ago.

But we saw one in West Virginia over the summer - I was surprised.
(Don't remember exactly which town, but it was near the highway. We were en route to a beach vacation and just passing through.)

The Lucas County Recorders office handles deeds, mortgages and restrictions, among other things. You use to have to register in person to access the documents for many years. This year they have a new site that lets anyone get access. Enter site, click agree, search Ponderosa holding and it is the last 2 entries.

Every time I try to access the recorder's records, it tells me to install Silverlight, which I have and even just tried uninstalling and reinstalling and the website still tells me I have to install Silverlight to access the recorders' page. Tried on both Chrome and IE. Very frustrating.

IN 2004 Dana transferred the property to a UT foundation and the deed restrictions were formed then. Basically they allowed for any UT uses. Also other uses such as Office buildings, Houses on 1 acre or more, Ottawa Hills Schools sports fields, temporary use by Inverness for golf tournaments, or a nature preserve. Normally Deed restriction can only be removed by the party that put them there. They were removed prior to the recent purchase by Ponderosa Holdings. The fact they put in the split rail fence makes me believe that commercial use is not the plan, but who knows?

Earlier this year, we had discussion about Silverlight being required at the Recorders website.

The Recorder moved to a new system a while back. The old system is still up, but newer transfers don't show up. When you go to the Recorder website looking for more recent transactions, make sure you click "online recordings" NOT "online recordings (removing link 6/1/16)". Ditch IE and get Edge. It's faster and less buggy. I use Edge and Chrome mainly along with a couple others. You'll thank yourself later.

That is a nice piece of property. Hopefully, they put something good there. The immediate area is mostly residential. If they're looking to maximize ROI, they could do upscale condos. It would be OK for 1-2 single family homes although outside of tony school districts. Please don't put a car lot there. Also thank god LMHA didn't get ahold of it because they would want to build a completely out-of-place section 8 apartment complex.

I don't know if this is still accurate, but Dave White lived on the parcel directly east of the fenced real estate for much of the 1980s and 90s. the home is accessed by an inconspicuous drive on Dorr street.
