Upscale homes in downtown coming!

This is the location:

21 units total - and it sounds like some are already accounted for.

I really didn't see this one coming, especially at the price tag listed (300-700k).

The only bummer is this is going to demolish "bozarts" or as it's now known, the "farm." That said, it's positive progress for downtown. Living across the street from the farmers market is like... the most ideal setting I can possibly imagine for Toledo. Prices seem outrageous but I realize I live in a bubble.

It does seem a little high (at least the $700k part) but the demand is high. Just checked the real estate listings and there is currently a pending sale in the condos next to the proposed site - $240k for 3 bed/3 bath 2100sq ft. with what looks like builder grade bathrooms and fixtures and slightly better kitchen cabinets. If they do higher end finishes and rooftop decks I don't see any reason they couldn't get over $300k.

This project was discussed at the warehouse district meeting last week and I'm surprised it took the Blade this long to report it.

I think it will be a big improvement to that area and a great location. I'm not sure if they will get many buyers in the $700K range but if there is a 15 year tax abatement on them I could see them selling for $300K

In for one. Just kidding. Seriously, though, if I had the money. Getting bored of the south side and downtown seems a lot more interesting these days. Props to the developer for taking the leap.

The rendering of the St Clair portion looks awesome. Very interesting news about the east side, too - LOVE that development. Feels risky in a good way, and that side of the river could use a bit of love.

I am all for this, and hope it turns out well. But if we are being honest, the rendering of The Saint Claire does not look all that attractive. I'm sure it will look better in reality.

What is the name of those existing "condos" that the St Claire will be built next to (also located between St Claire and Summit)? Sorry, but those are not impressive. I guess Im just disappointed with how they look from the outside. Expected that to be much more of an enhancement and they already look like their best days are behind them.

They look very similar to the ones next door that sell for the mid $100's to mid $200's. How can they justify charging triple the price or will these units be a lot bigger. I hope for that much mullah they are going to have decent cabinets and fixtures and not the contractor grade stuff some of the condos next door have.

If these do sell for over $700,000 it will make real estate more valuable in downtown and hopefully will encourage a grocery and drug store to open up in the area

River West Townhomes

My only real complaint about both of these developments (aesthetics aside) is that they don't face the streets. The whole concept of walkups / townhouses is that they interact with the sidewalks, to make it more inclusive with the surrounding neighborhood.

With all the empty buildings downtown why aren't more developers converting those into condos?

New construction often ends up being cheaper, and is by far the easier route. A big part of the problem of redevelopment in old buildings in downtown Toledo isn't that the building is old, but that it has sat empty or un-updated for so long that it basically has nothing to offer outside of its shell. We had a building that hadn't been updated since 1949, and hadn't been occupied since 1962. There was absolutely nothing usable inside. Codes are so drastically different that everything, even the stairs, had to be removed and redone. Not to mention the unknowns of old buildings. You never know what you're going to find once you open up a wall, or heaven forbid have to cut into the foundation to run new utility lines and run into something.

Does anyone know if these new units will have real estate tax abatements like the Bartley and River West? Or was the tax abatement granted to encourage people to move downtown? As hard as it is to find residential properties downtown

Seeing MLS only has one downtown property and it's contingent with a listing price of $225,000 and sales price of these new units I don't think there is a need to entice people to live downtown any more.

Doesn't the whole city have a 15-year tax abatement on new residential construction? I recall seeing a sign in South Toledo (Glendale?) advertising a 15-year abatement for some new condos or something.

"My new" olde house in the OWE has property tax abatements on improvements from the previous owner that are expiring soon. Didn't amount to much, but reduced his tax bill some.

DT is a CRA so they will get the tax abatement.

As mentioned earlier, these buildings look a lot like river west
town homes (by design maybe?), which completely lost their opportunity to engage that area of DT by focusing their design inward and eliminating pedestrian connectivity.

Hoping final design corrects this and the mundane (read cheap) look of the exterior.
